Marketing your home is not a list of places we post it. It is a set of roads that all lead to one place — and a way of knowing which road is actually working.

Where buyers actually come from

About half of buyers find the home they purchase online. Almost none find it from the yard sign. The sign is really for the neighbors — and since the typical buyer moved from within about twenty miles, your neighbors are closer to your buyer than any ad we will ever run. That is why our marketing leads online and leans hard on reaching the people already nearby.

The first photo is the ad. Not the house — the photo. It is the single highest-leverage decision in the entire sale, and we choose it for your buyer, not because it is the prettiest room.

Every one of these points back to one property page. Not because it is tidy — because it is the only way to know which road brought the buyer.

This is the part most agents never show you. Marketing produces signals, and different signals call for different fixes:

Most agents answer all three by cutting the price. Cutting the price on a hero-photo problem spends your golden window paying for a mistake we could have fixed for a few hundred dollars. We diagnose before we prescribe.

What we will not do

No fake urgency. No boosting a single post and calling it a campaign. No gimmicks that make noise without reaching your buyer. Naming what we refuse to do is the fastest way we know to earn your trust — and the part a lesser process cannot copy without admitting they do it.
